76,463 international visitors stayed in Marbella’s hotels in July. That is not just a strong summer figure. It is a record.

At the same time, Marbella recorded Spain’s highest average hotel room rate, at more than €416 a night. International demand is rising, premium prices are holding, and the town’s global appeal continues to grow.

So what does this mean for the Marbella property market?

Tourism and real estate are different markets, and one does not automatically determine the other. Marbella Welcomed Almost 100,000 Hotel Visitors in July

Marbella welcomed 97,344 hotel visitors in July 2026, according to the latest figures from Spain’s National Statistics Institute (INE). That was 13.6% more than in July 2025 and one of the strongest July figures in the recent series.

There were also 343,473 overnight stays, while hotel occupancy reached 81.09%.

According to the Ayuntamiento de Marbella, the July visitor total was above the 95,039 recorded in July 2019.

But the headline number does not tell the whole story. The most significant change is where those visitors came from.

International Visitors Reached a Record High

Of Marbella’s 97,344 hotel visitors in July, 76,463 came from outside Spain. That was an increase of 19% compared with July 2025 and the highest number of international hotel visitors recorded in the series.

By comparison, the number of Spanish visitors fell by 2.66% over the same period.

That shift is worth watching. Marbella has always had a strong international profile, but the latest figures show just how important overseas demand has become to the town’s tourism economy.

In July 2026, Marbella recorded an average daily hotel rate of €416.20, according to the INE. That was the highest average rate recorded by any Spanish tourist destination.

Its revenue per available room (RevPAR) reached €339.40, also the highest in Spain.

For comparison, the average daily hotel rate across Spain was €156.90. Marbella’s average was therefore more than twice the national figure.
